Online Booking Instructions During Summer
When booking online during spring break and summer, please do not leave a one night opening between your reservation and the reservation before or after you. If you leave a one-night opening, we will call you after your reservation processes through our online system, to adjust your reservation dates. Frio River Cabins is a family-oriented business.
Deposit – a 50% deposit is due at the time of booking. Deposits can be made by using the “Pay Now” link (credit card). Every reservation has an administrative fee. To avoid this fee, you must call the office (830-232-5996) to make the reservation and the reservation must be at least 45 days out, otherwise the deposit must be made by credit card. If the time requirement is met, arrangements are then made to mail your check or money order to Frio River Cabins. Mail check to the following address:
Mailing Address – Frio River Cabins, PO Box 1048, Leakey, TX 78873. Include your driver’s license number, date of birth and reservation number on your check. The remaining balance is due at check in. You may pay with cash, check or credit card.
Security Deposit – A valid credit card will be required upon check-in. This card will be charged if any damage and/or cleaning, etc. fees are incurred.

6978 S. S. US HWY 83, Concan, TX 78838 – We are located between Concan and Leakey. Apple maps takes you North of Leaky but that is not correct. We are approximately 7 miles south of Leakey.
Check-In – guests may check in anytime between 4:00pm to 6:00pm.

IF YOU WILL BE LATE, PLEASE MAKE ARRANGEMENTS WITH THE OFFICE PRIOR TO YOUR CHECK IN DAY. IF YOU DO NOT MAKE PRIOR ARRANGEMENTS WITH THE OFFICE FOR A LATE CHECK-IN, THE OFFICE WILL BE CLOSED AT 6PM AND YOU WILL NOT BE ABLE TO ACCESS YOUR RENTAL UNTIL THE FOLLOWING DAY.
Cancellation Policy – If a reservation is canceled more than 90 days before the arrival date a 100% refund will be issued. There is no guaranteed refund for reservations canceled within 90 days of arrival date. No partial cancellations will be accepted. We will do our best to re-book ALL of your nights and if we are able to do so, it is possible you will receive a full or partial refund. However, this is at the discretion of FRC management. Reservations will be held only until midnight on the scheduled arrival date. After midnight, no-show reservations will be cancelled. The party making the reservation becomes the responsible party for payment and for the actions/behavior of all others that occupy the cabin/house during the rental period. Absolutely no refund for early departures under any circumstances. You are responsible for full payment of all the days you reserved – no exceptions. No refunds due to weather forecasts. Please double check your dates.
Quiet Hours – Our quiet hours are from 9:00 p.m. to 8:00 a.m.
Pets – We accept pets for a fee of $20 per pet, per day. Some of our units may have a higher pet fee of $30 per day. Please double check the pet rate for your particular rental. Pets may NOT be left inside the cabins unattended. If you leave your pets inside the cabin without supervision, they must be in a crate. Pets must be kept on a leash at all times. You MUST take along a baggie with you to pick up pet waste and then dispose of it properly in the outside trash cans provided at each cabin. You will be charged a clean up fee if you do not pick up after your pet. NO aggressive breeds of dogs are allowed. $250 FINE and expulsion from property may occur if you bring an aggressive dog.
Linens – Please remember to bring bedding and towels. Visit our web site to see bed sizes and a list of items to bring.
Cleaning Fees – Cleaning fees of up to $500 will apply if properties are not left as found.
No Smoking – We do not allow smoking in the cabins. Guests may smoke on the front porch with doors and windows closed. You will be FINED up to $500 for cigarette butts thrown on ground and smoking in cabins. Cigarette butts are considered littering.
Rules & Policies
We reserve the right to expel those not conforming to the rules of good conduct and safety.
All children are subject to the “extra guest” fee.
You must be at least 23 years of age to rent. We are family friendly – no obscene behavior allowed.
All cars MUST stop at office and register before entering the property. See map for location of office (check-in location).
The number of overnight guests cannot exceed the maximum number per cabin/house.
No loud noises, music or public intoxication. Speed limits are posted for safety. Please respect them.
No glass containers in or around river area. Littering (including confetti eggs/cascarones, water balloons, silly string and fireworks) will be FINED up to $500.
ATVs, including 4-wheelers, are not allowed on any of our properties.
Do not cut any live, green limbs or trees. Also, no nails, screws or wire are to be placed in trees. There will be charges for damage to trees.
Only two vehicles permitted to park at each cabin and three at each house. Extra vehicles can be parked in designated areas for a fee of $3.00 per day. All vehicles must have the tag displayed from rear view mirror at all times.
Day guests (daytime visitors of registered Frio River Cabins guests) – $25.00 per day, per person. No more than 4 day guests allowed. Day guests are allowed on property between the hours of 9am to 6 pm only. Day guests must be registered with the office and must wear a wrist band at all times.
Only the maximum number of people per cabin or house are allowed overnight. Do not try to mislead management about the number of people in your party. Wristbands will handed out at check in and must be worn at ALL TIMES. If a member of your party is identified by our staff with no wrist band, the entire group must vacate the property with no refund.
Fires in grills or designated fire rings only. NO FIRES ALLOWED ON THE RIVER BANK.
No firearms, including BB guns, slingshots and bows and arrows.
Tents are not allowed.
Swim at your own risk!
What to Bring –
Please bring all linens: pillows, blankets, sheets, bath towels and kitchen towels.
Please bring paper towels and kitchen and bathroom trash bags, as well as your favorite spices. We provide salt, pepper and garlic powder.
Don’t forget your outdoor chairs, snorkels, fishing poles & minnow traps for the riverfront!
Lighter fluid, matches and charcoal if you will be grilling outside.
Extra bags of ice and river shoes (old tennis shoes work great) come in handy.
Other items that might be useful to bring: binoculars, camera, hat, sunglasses, sunscreen, beach towels, layout/folding chairs, ice chest, canopy, bike, coffee, board games, butterfly net and insect repellent.
All of the kitchens are fully furnished, including a microwave, toaster, coffee pot (including filters), oven, stove, refrigerator, freezer, 1 roll of paper towels and dish soap. The bathrooms are furnished with liquid hand soap and we get you started with 1 rolls of toilet tissue per bathroom. We supply the large liners for the outside
